Designing and building a custom home is one of life’s biggest investments you make in your lifetime, and also a great adventure. At CAL Construction, we’ve worked with families across Olathe, Paola, Louisburg, and surrounding areas, and we’ve seen firsthand how smart planning (and a little perspective) can make or break the experience.
Whether you’re dreaming of a ranch-style retreat or a modern farmhouse, here are 19 essential things we wish every Kansas homeowner knew before they start breaking ground and building or designing their new.
1. Start with a Vision, But Stay Flexible
Your vision is the spark, but it’s normal for things to evolve and become even better than what you first imagined. Stay open to feedback from your builder and be ready to adjust based on local regulations, lot constraints, and budget.
2. Write Down Your Must-Haves
Think about the absolute essentials: number of bedrooms, bathrooms, single-story vs. two-story, open floor plan vs. segmented rooms. It helps prevent future regrets (and budget blowouts). My advice, plan for the future; it’s tough having more than one kid and only having one extra room. (Kids grow out of bunk beds faster than you think, and they are dangerous, for the top bunker)
3. Know the Difference Between Wants and Wishes
That gourmet kitchen island? Dream. Heated bathroom floors? Maybe. But start with your non-negotiables first. You can always add “dream items” back in as the budget allows.
4. Meet With a Lender Before You Design
Getting pre-approved gives you a realistic budget and helps guide your decisions from the very beginning. It’s one of the first things we recommend to clients in Spring Hill and Gardner.
5. Choose a Local Builder You Can Talk To
Don’t just look for a general contractor, look for a local partner. In places like Paola and Louisburg, soil, weather, and permit processes can vary greatly. A local builder will know the ropes.
Builder Pro Tip: We’ve seen projects delayed by months because out-of-town builders weren’t familiar with local permitting schedules.
6. Understand Your Property as a Whole
Think beyond the house. Where will the driveway go? Do you want a barn, detached garage, or garden beds? Planning your entire property layout early can save you headaches later.
7. Choose an Architectural Style That Fits Your Life
Stick-frame, post-frame, timber-frame, what suits your taste and budget? We walk clients through these options to match style with practicality and long-term goals.
8. Expect Delays — and Plan for Them
Bad weather in Miami County, slow permits, supply chain issues — they all happen. Building a home in Kansas typically takes 6 to 12+ months. Plan with that in mind.
9. Learn the Building Process (Even If You Don’t Swing a Hammer)
From excavation to final inspection, knowing what happens when helps reduce stress and lets you communicate more confidently with your team.
10. Energy Efficiency Pays Off (Quickly)
Installing energy-efficient windows, insulation, and HVAC systems may cost more upfront, but they pay you back in lower energy bills, especially in Kansas’ unpredictable seasons.
11. Build a Detailed Budget — Then Pad It
Include materials, labor, permits, and soft costs like landscaping and furniture. And add at least 10% for unexpected expenses. You’ll thank yourself later.
12. Think Long-Term Maintenance
Choose durable, low-maintenance materials. Fiber-cement siding, composite decking, and metal roofing all stand up well to Midwest weather and lower lifetime costs.
13. Communicate Clearly and Often
Don’t be shy. Regularly ask questions, request updates, and share feedback. Clear communication avoids misunderstandings and costly mistakes.
14. Sleep on the Final Plans Before You Sign
Once the design is ready, pause before signing. Review room flow, door placement, storage, and lighting. This is your chance to make changes before construction starts.
15. Bring in the Sunlight
Natural lighting transforms a home. Consider large windows, sliding doors, and skylights. Bonus: it boosts your mood and lowers electric bills.
16. Think About Storage Now, Not Later
Walk-in closets, mudrooms, and pantry space, don’t treat them as afterthoughts. Your future self (and your clutter) will appreciate it. Make sure everything is accessible, roaches like those dark crevices you never open.
17. Add Personality with Small Details
Built-in shelves, custom tilework, and accent walls, these small features can add character without blowing your budget.
18. Landscape With Intention
Trees, patios, pergolas, and water features all elevate your home’s curb appeal and value. We recommend beginning your landscape design while the house is still under construction. Even gardens need structure, so plant accordingly.
19. Stay Involved, But Trust Your Team
The best outcomes happen when clients stay involved, but also trust their contractor’s expertise. Ask questions, stay informed, but try not to micromanage every brick.
